Our Service Guarantee to New Landlords

As a new Kevin Hodges Real Estate client, we are delighted to provide you with a no-strings attached money-back guarantee. If you are not fully satisfied with the service you receive during the first three (3) months of KHRE leasing and managing your property due to any of the following assurances not being realised, all management fees made by KHRE during the initial three (3) month period of management will be repaid to you in full. The only thing we ask is that if you believe we have not acted in accordance with our assurances, you advise us ad allow us the opportunity to remedy the situation. The following is a list of client assurances established by Kevin Hodges Real Estate as the ‘bare minimum’ service levels that will be provided to you.

Marketing

You can be assured that:

  • A “For Rent” sign will be erected on your property (if signs are allowed and if this is your instruction);
  • Your property will be listed on the following web sites – kevinhodges.com.au, rent.com.au, realestate.com.au, domain.com.au, RentFind.com.au; homely.com.au, and onthehouse.com.au, with descriptive copy and at least five (5) digital images;
  • Your property will be opened for inspection at least twice per week until it is leased.

Leasing

You can be assured that:

  • Every tenancy application received on your property will be referred to you for your decision;
  • A National Tenancy Database and TICA check will be conducted on all suggested applicants for your property;
  • All business and personal references will be thoroughly checked and you will be advised of the results;
  • Your property will be leased at the amount of rent instructed in your written agreement or higher and the property will not be offered or leased at a lower amount without your specific approval;
  • Once an applicant has been approved for your property, we will secure a holding deposit of the first two week’s rent before we take the property off the market;
  • Once the tenancy application has been approved, the documentation will be completed at the earliest possible opportunity;
  • Prior to the commencement of the tenancy, a comprehensive ingoing inspection with a full suite of digital photos will be completed;
  • The Residential Agreement meeting and induction process with the successful applicant will focus on the tenant’s responsibilities in residing in your property, and
  • You will receive a signed copy of the tenancy agreement.

Lease Renewal

You can be assured that:

  • We will review the tenancy agreement at least 90 days prior to its expiration date allowing time to notify the tenant of any increase;
  • We will advise you of our recommendation for any rent increase based upon our thorough knowledge of the prevailing market conditions;
  • We will renew the tenancy agreement for a further fixed term at the rent you instruct, and
  • You will be advised if your tenants do not wish to renew their lease.

Property Inspections

You can be assured that:

  • We will conduct tenancy inspections three times over the lease period of your property and provide you with a written report on its condition and the tenant’s care of the property;
  • Your tenants will be contacted within the legislated time period and an initial property inspection carried out to ensure that all is well with their tenancy and your property;
  • When your tenants give notice of their intention to vacate your property, a pre-vacating inspection will be carried out of which you will be advised of all the details; and
  • When your tenants have vacated the property, a comprehensive out-going inspection will be carried out and its condition compared in detail with that detailed on the original in-going condition report.

Rent Collection

You can be assured that:

  • We will make all efforts to collect the rent in full on or before the due date for payment;
  • If payment of rent has not been received by the due date your tenants will be immediately contacted;
  • If payment of the rent in full is not received within the legislated time period and after your tenants have been fully advised of our proposed course of action, a Notice to Vacate will be issued, and
  • An Application will be made to SACAT for a Hearing at the earliest possible opportunity to minimise any possible loss that could occur.

Rent Processing and Accounting

You can be assured that:

  • You will receive a monthly itemised statement showing all income and expenditure relating to your property;
  • You will receive a year-end summary statement of all income and expenditure for the preceding financial year, and
  • We will make such payments as you instruct in a timely manner and should there be insufficient funds held to meet those payments, you will be advised of this fact;
  • Your funds will be electronically transferred to your nominated Financial Institution account twice each month, the 1st and 15th. Should these dates fall on a weekend or public holiday, the transfers will be done on the next available business day.

Repairs and Maintenance

You can be assured that:

  • We will not proceed with any repairs that exceed your specific written instructions unless they are deemed to be of such an urgency that warrants immediate action;
  • We will use only qualified, licensed and insured tradespeople to carry out repairs and maintenance to your property, and
  • If any repairs you authorise exceed one month’s rent, you will be requested to attend to the payment of the relevant account or alternatively, forward payment to Kevin Hodges Real Estate that will facilitate payment through your account.

Communication

You can be assured that:

  • You will be promptly advised of every matter affecting your property or its tenancy;
  • You will be promptly advised of any prospective tenant response to the property being advertised;
  • You will be promptly advised if your tenant is issued with a Notice to Vacate;
  • You will be promptly advised when an Application is made to SACAT;
  • You will be promptly advised when your tenant confirms their intention to vacate your property;
  • You will be promptly advised when your tenant advises the renewal or otherwise of their tenancy agreement, and
  • We will return your calls and emails within 48 hours.
