Getting the Right Tenant

Getting the right Tenant for your home is absolutely essential. When we receive an Application to rent your property, the prospective tenant is required to provide the following:
Identification (usually a current driver’s licence)
Proof of income, such as current payslip
Any previous rental references Details of employment history
Release under the Privacy Legislation
The application is then processed by our property management staff in the following manner:
All previous rental references are checked
Employers are contacted for confirmation of details
Details are checked through National Tenancy Database & TICA
Personal references are contacted for more details
Once the tenant is approved, we then involve you in the final choice

Q: What is a rental evaluation?
A: Quite simply, a rental evaluation is where we look closely at your investment property and determine what it is likely to rent out for. In other words, how much rent could you charge while ensuring your property is not overpriced for the market and sits empty for a long time.

Q: What’s involved in getting a rental evaluation?
A: A proper rental evaluation is NOT computer generated. It relies on an experienced property manager looking at all aspects of your property to determine its likely rental rate.

Ideally, we would need access to the property so we can see first-hand what its strengths and weaknesses are.

If this is not possible (perhaps your property is not near our office or even outside of Adelaide), we can commence a rental evaluation using photographs and floor plans, although our final recommended rental rate would normally be subject to an inspection.

Q: What do you need to prepare my rental evaluation?
A: We would obviously need the street address of your rental property. We would also need to get access to your property so we can conduct an onsite review. It’s your choice whether you are present for the property inspection, as long as we can get a key from you to gain access.

Q: What do I get with my rental evaluation?
A: The simple version is that you receive a written report of our appraisal. We will send it to you within 72 hours of receipt of your request.
